Tile Roofing
Tile roofing is now the most popular pitched
roofing system in the valley for new homes
and buildings. Concrete or clay tile roofing
is one of the most durable roofing systems
and can last for many years with the
correct underlayment.
Many people believe that a tile roof will last forever.
However, the life of a roof is determined by the choice
of materials.
Tile roofs come in different shapes and colors. Some
of the most common are concrete flat, concrete 'S',
clay 'S', clay 2 piece, and sandcast. When choosing
tile, the most important thing is the underlayment.
Tile itself stops about 90% of the water, while the
underlayment stops the rest.
Choices in underlayment range from 30# felt to SBS
rolled roofing. Many new homes have 30# - 40# felt
installed, and these roofs last between 10 and 15
years before they begin to leak. The leaking is
caused from the underlayment becoming brittle and
begins to curl and crack, allowing water to migrate
through to the plywood. This requires the tile and
batten strips to be removed and new underlayment
installed.
